TONIGHT’S COMMON COUNCIL MEETING IS .
Our Mission Statement: We believe in free enterprise, but we have many issues with the way the Developer has been describing, or “selling” this project to the Public. We are adamantly against Newman receiving a tax abatement or PILOT program. This large, nationwide development company should pay their fair share of school and property taxes like the other residents of this City. Government tax subsidies should be reserved for companies that will bring a significantly large number of permanent jobs to our area.
1. In attempting to prove the need for that project, Mr. Smetana, Newman’s representative, said at the January Planning Commission meeting “..And i think that in this market, given the current demand and need, which I think is demonstrated by the 100 forced triples the college currently has…”. SEE THE LETTER BELOW FROM SUNY ONEONTA RESIDENCE LIFE DISPROVING THIS STATEMENT.
Newman stated the 100 forced triples on campus demonstrated a need for this project. We believe the fact that there are no triples and 20 vacant rooms on campus and very little growth projected show NO need for this project.
2. Newman’s representative at various public meetings has publicly stated SUNY Oneonta “needs” this project. Newman does not have the endorsement of the College. They are not an authorized spokesperson for SUNY Oneonta. Any comments by Newman about the need for housing at SUNY Oneonta are based solely on their own opinion.
3. We are concerned about the viability of Downtown Oneonta and Center City. Newman Development wants a tax break to move 325 tenants and paying customers for our downtown merchants, and remove almost 3 million dollars in rents from our local economy. This project will hurt our downtown, will create no local jobs, and should not receive a tax break.
4. We have serious environmental concerns about the irreversible effects this project will have on Blodgett Drive. These concerns center around stormwater runoff and quality of life issues due to noise, traffic, litter, and all other factors involved with moving 325 people into the quiet, residential Blodgett Drive neighborhood.
We are a group of residents, homeowners, property owners, real estate brokers, merchants, Main Street building owners, attorneys, doctors, professionals, and we are your neighbors. We love Oneonta. We believe that The Newman Development Project will destroy Property Values in Oneonta. This project will create a huge oversupply of rental apartments in the City. The basic laws of supply and demand dictate that this project will cause all property values to be lowered throughout the City. We cannot offer a tax abatement for a project that will significantly lower property values for the residents of our City.
We are not against the people that are supporting this project. We simply believe they are being “sold” on a project that will destroy our home values and degrade all of our neighborhoods.
The Developer does not live in our community and expects to receive over 2.75 million dollars a year in rents. This money will leave our community forever and we will be left with fewer downtown stores, more vacant homes, more boarded up buildings, and the crime that results from vacant houses.
